Hulu Langat District of Selangor is undergoing a dynamic process of urban sprawl due to the periphery outstrip of urbanised Kuala Lumpur development. Many academics and researchers have debated this urban sprawl phenomenon. One of the issue debated is the impact of the urban sprawl towards property price increment.  A survey was conducted to examine in full-scale causes to property price surge in a suburban district of Kuala Lumpur, the Hulu Langat District. The study involved 400 residents of Hulu Langat District. The study discovered 88.5 per cent of the respondents were mindful of the tremendous price surge in property around the area since 2010. The study also noticed that there was a significant correlation between the property price increment and the property demand surge due to population growth, changes in government-related policies, and changes in economic structure.  The findings provide critical input to initiatives concerning property purchasing and proprietorship among the locals, in particular, the suburban Malay community that intent to buy and own a property in the area.
